A diverse range of homes in phase one
Phase one includes about 400 freehold units in Sharjah's Al Sederah area. Al Dhaid Road provides quick access to Emirates Road, while Khor Fakkan Road provides access to all emirates. The first phase consists of townhouses with two, three, and four bedrooms, as well as independent villas with four and five bedrooms. It is expected that the project will be completed by 2029, with handovers occurring in stages.
Market confidence in sustainable living
Khaled Al Huraimel, CEO and Vice Chairman of BEEAH Group, stated that the high demand demonstrates that the market views Sharjah as a smart and sustainable place to live. He also stated that the success of phase one demonstrates that there is a strong market for environmentally conscious and design-driven communities. The outcome establishes the project as a new model for integrated urban development.
A vision for future communities
According to Nidaa Taryam, CEO of Real Estate at BEEAH, the Khalid bin Sultan community is the type of community they aim to construct in the future, where sustainability is an everyday occurrence and design helps people feel good and belong. She stated that the positive response to phase one demonstrates that this concept appeals to buyers in the UAE and worldwide.
Smart urban planning
The development showcases Sharjah's culture while also setting new standards for smart city planning that prioritises people and the environment. The entire master plan will feature 1,500 dwellings, a significant cultural centre, retail and recreational facilities, and public artworks set within a green framework. Tarek Khayyat Design Partners (TKDP), an award-winning architectural firm, designed the villas and townhouses developed in phase one.
The Sharjah Real Estate Registration Department reports that real estate sales in the emirate totalled AED 44.3 billion in the first nine months of 2025. This represents a 58.3% increase over the same time in 2024. Momentum continued in October, with transactions totalling AED 7 billion, up 54.1% year over year. The great sales in Khalid Bin Sultan City confirm this growing trend, demonstrating that more and more people prefer communities that prioritise health, happiness, and sustainability.
