Azalea consists of 566 homes ranging from two-bedroom townhouses to six-bedroom villas, which are introduced for the first time within Masaar. Smart features come as standard at every Azalea home while larger villas offer increased privacy, additional lounges, expansive terraces and pristine swimming pools. Azalea is located over the north side of the Masaar master plan, with all homes within easy walking distance from the community’s international school. Every home in Azalea will be completed by the end of 2024.
Valued at AED8 billion and containing 4,000 homes spread over seven gated districts all linked by a ‘green spine’ featuring 50,000 trees, the full Masaar master development is now over 30% sold out, cementing its status as one of the bestselling off-plan projects in the UAE. Masaar was launched in January 2021 with an award-winning master plan design aimed to encourage healthy, active lifestyles with idyllic surrounding woodland and superb sporting and entertainment facilities.

Construction at the project’s first residential district, Sendian, is under way and is expected to be completed by the end of June 2023, while contracts for Masaar’s second and third phases, Kaya and Robinia, are expected to be awarded by the end of this year.
The next milestone for delivery in December will be the completion of the Masaar buffer zone, the border that runs around the outside of the community. This zone will contain thousands of trees and feature two professional looped cycling and jogging tracks, each 6.6 kilometres in length.
Masaar was officially inaugurated in September by HH Sheikh Sultan bin Mohammed bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah. The community is anchored by the Masaar Discovery Center, which is surrounded by family attractions and entertainment amenities including a children’s adventure playground and waterplay area, an outdoor amphitheatre and a skate park, alongside the second location of the popular Zad food truck park, all of which are set in lush green landscaping. Also open to the public is the community’s first completed home, the Masaar show villa, which can be reached via a forested walkway.
Residents at Masaar will get to enjoy walks, picnics, running, cycling and meditation among acres of green spaces kept lush with recycled water from a state-of-the-art irrigation system. Nine ‘active’ parks across the master plan incorporate swimming pools and sports facilities, while the entertainment district at the heart of Masaar will contain a retail centre with a gym and a variety of dining options.
This November, Masaar was awarded Master Plan Project of the Year by the Design Middle East Awards 2022, with the judging panel recognising its innovative and nature-inspired design, which promotes mobility and active, healthy living for residents and visitors.
Masaar is ideally located in the up-and-coming Suyoh district, close to Tilal City, the Sharjah Mosque and Arada’s first project, Nasma Residences.
