Sharjah 24: Sharjah Municipality announced the provision of necessary facilities and various methods for settling overdue lease contracts that fall under Sharjah Executive Council (SEC) resolution regarding the settlement of unattested lease contracts that expired before the effective date of Law No. 5 of 2024 concerning the leasing of real estate in the Emirate and its executive regulations.

The Municipality confirmed the readiness of 12 service centres located throughout Sharjah to offer lease contract attestation services, in addition to the easy digital attestation option available through the Aqari platform on the Sharjah Digital app and website.

50% discount for compliance

In this context, Abdullah Al Shuhail, Director of the Rental Regulation Department at Sharjah City Municipality, confirmed that those who comply with the attestation of their lease contracts in accordance with the law in effect at the time of signing will receive a 50% discount on attestation fees. This applies to lease contracts expiring before September 19, 2024. Those who comply with the attestation will also be exempt from the penalty for failure to attest. He noted that the municipality began implementing these exemptions on November 1 and they will continue until December 31, a step aimed at facilitating procedures for customers. The decision also encourages those with overdue contracts to attest them and protects the rights of both landlords and tenants.

Aqari

The Director of the Rental Regulation Department explained that the municipality has allocated several channels for contract attestation, including service centres located throughout Sharjah, as well as the option to attest through the Aqari platform on the Sharjah Digital app and website. Customers can complete the service easily and quickly through these platforms. The municipality is also providing all the necessary tools and staff to handle the increased demand for attestation of lease contracts, especially those overdue and covered by this decision.

Al Shuhail stated that certified lease agreements are official documents recognized by the municipality and regulate the relationship between landlords and tenants, ensuring the rights of each party. Therefore, the municipality is continuously working to raise public awareness, in cooperation with relevant departments, about the importance of certifying lease agreements. Those whose agreements are not yet certified are urged to do so and contact the municipality to ensure the legality of the relationship and guarantee the rights of both parties.

Sharjah Municipality urged the public to take advantage of this decision and amend expired lease agreements to guarantee the rights of all parties involved, both landlords and tenants.
