These indicators also confirm the success of development plans and well-planned urban expansion in enhancing investor confidence, cementing the emirate’s position as a safe and attractive real estate investment destination for local, regional, and international capital.
Data issued by the Sharjah Real Estate Registration Department showed that ownership certificate transactions recorded 4,804 transactions, representing 52.6% of total transactions, followed by title deed transactions with 2,658 transactions (29.1%), then initial sales contract transactions with 978 transactions (10.7%). Meanwhile, mortgage transactions recorded 430 transactions (4.7%), valued at AED 654.2 million. Valuation transactions numbered 269, representing 2.9% of total transactions.
Sales transactions were carried out across 120 areas distributed throughout the cities and regions of Sharjah, covering residential, commercial, industrial, and agricultural properties. A total of 1,220 land transactions were recorded, including 589 subdivided units, 555 built-in land transactions, 2 under-construction land transactions, and 1 agricultural land transaction.
The highest real estate transaction recorded in Sharjah during August was in “Industrial Area 4,” involving land valued at AED 55 million. Meanwhile, “Al Khan” recorded the highest mortgage transaction, involving built-in land valued at AED 100 million.
The report indicated that the total number of sales transactions in the emirate of Sharjah was 2,367.
In detail, the total number of sales transactions in Sharjah City reached 1,676. “Muwaileh Commercial” ranked highest in terms of the number of sales transactions with 278, followed by “Al Sajaa Industrial” with 174, then “Al Menhaz” with 172, and “Al Khan” with 144.
In terms of trading value, “Al Menhaz” ranked first with AED 610.9 million, followed by “Tilal” with AED 356.8 million, “Al Waaha” with AED 349.4 million, and “Al Sajaa Industrial” with AED 332.5 million.
In the Central Region, 555 sales transactions were recorded, most of which were in “Industrial 2”, with 180 transactions. “Industrial 2” also recorded the highest trading value at AED 355 million.
In Khorfakkan, 91 sales transactions were recorded, led by “Hay Al Mudeife 1” with 45 transactions, which was also the highest in trading value at AED 52.8 million.
As for Kalba, it recorded 45 sales transactions, led by “Al Tareef 5”, which recorded the highest trading value at AED 11.5 million and accounted for 16 of those transactions.
