Sharjah 24: A specialised statistical report issued by the Sharjah Real Estate Registration Department on the performance of UAE investors during the first half of 2026 highlighted the strength and resilience of Sharjah’s real estate market, as well as its continued attractiveness as an investment destination.

UAE investors ranked first among investor segments in the emirate, recording total investments of AED 14.9 billion across 22,599 properties owned by 9,655 investors. This performance reflects UAE nationals’ contribution of nearly 50.6% of Sharjah’s total real estate trade value, which reached AED 29.5 billion during the same period.

Sharjah’s real estate market strengthens investor confidence

The significant volume of UAE investments reflects the growing confidence in Sharjah’s investment environment, supported by advanced legislation, sustainable urban development, and quality real estate projects that continue to enhance the emirate’s competitiveness and attractiveness to investors.

Strong participation of Emirati women

The report provided a detailed analysis of UAE investor profiles based on gender, highlighting the active participation of Emirati women in Sharjah’s real estate market.

Sales transaction data showed that male investors accounted for 72% of traded properties, while female investors represented 28%. In terms of ownership distribution, Emirati male owners accounted for 59.3% of sales transactions compared with 40.7% for female owners, reflecting the growing economic role of Emirati women and their contribution as active partners in investment and development.

Male investors accounted for 75.3% of the total sales transactions value, while female investors represented 24.7%, demonstrating the continued expansion of women’s participation in real estate ownership and investment activity.

Expanding base of Emirati investors

The report’s demographic analysis revealed diverse investment patterns in sales transactions across different age groups, reflecting the expanding base of UAE investors and the growing awareness of real estate investment among various segments of society.

The youth segment (35 years and below) recorded notable participation, reflecting early investment awareness and a growing interest among younger generations in building sustainable assets. Within this segment, males accounted for 65.5% of traded properties and females 34.5%, while ownership distribution reached 57% for males and 43% for females. The value of sales transactions stood at 72.5% for males and 27.5% for females.

For investors aged between 36 and 53 years, males accounted for 71.2% of properties compared with 28.8% for females, while ownership distribution reached 58.2% for males and 41.8% for females. Sales transactions value stood at 73.3% for males and 26.7% for females.

Among investors aged 54 years and above, representing experienced investors, males accounted for 77.6% of properties and females 22.4%. Ownership distribution reached 64.3% for males and 35.7% for females, while sales transactions value recorded 78% for males and 22% for females.

Sustainable government support

Abdulaziz Ahmed Al-Shamsi, Director General of the Sharjah Real Estate Registration Department, said that the UAE Investor Report results for the first half of 2026 reflect the success of Sharjah’s development approach and the strength of its real estate market.

He highlighted that these achievements are driven by the vision and support of His Highness Sheikh Dr. Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah, and the close follow-up of His Highness Sheikh Sultan bin Muhammad bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah, Chairman of Sharjah Executive Council, which have contributed to establishing an integrated real estate ecosystem based on advanced legislation, quality services, and a sustainable development vision.

Al-Shamsi added that the significance of the report extends beyond investment volumes, as it reflects the expanding participation of UAE investors, particularly the growing presence of youth and women in the real estate sector. He affirmed that Sharjah’s real estate market continues to provide attractive opportunities for individuals and families, strengthening its position as a preferred destination for sustainable real estate investment.
