Arada awards AED 604M contract to build the first phase of CBD

The contract has been awarded to Modern Building Contracting Company (MBCC), which will begin construction of the first cluster of Arada CBD immediately, with completion and handover scheduled for the first quarter of 2027.

First phase overview
The first phase includes eight smart blocks, featuring Arada’s headquarters—a nine-floor building designed to create a dynamic workplace for the master developer’s 1,500 staff.

Headquarters facilities
Arada’s headquarters will boast extensive facilities, including an accessible roof for events, an amphitheater, a ground floor café, and a staff restaurant. A grand atrium will connect all of Arada’s departments both visually and physically.

Cluster features
The cluster will encompass 812,000 square feet of Grade A leasable space, along with 1,666 parking spaces, 76,000 square feet of landscaped green space, and 26,500 square feet of retail space.

Investor demand
Ahmed Alkhoshaibi, Group CEO of Arada, noted strong investor demand for commercial space within Arada CBD, aligning with the overall sector performance in the UAE. The project features contemporary urban architecture and excellent connectivity.

Signature green spine
A key feature of Arada CBD is the ‘green spine,’ a forest park that runs through the district, offering shaded walkways, an amphitheater, and green rooftop terraces on most buildings.

Smart building standards
The 40 smart buildings in Arada CBD will provide 4.3 million square feet of prime leasable space, aiming for LEED, WiredScore, and SmartScore certifications—setting a new standard for sustainability and connectivity in Sharjah.

Smart technology integration
Each office will benefit from smart technology as part of Aljada’s smart city program, employing next-generation solutions for waste and traffic management, the circular economy, and smart lighting.

Aljada development
Around 30% of Aljada’s 25,000 homes are completed, alongside various entertainment, retail, educational, and sporting amenities, including the SABIS International School–Aljada and the Wellfit Madar flagship gym.

Transforming Sharjah
Spanning 24 million square feet, Aljada is Sharjah’s largest project to date, transforming the Emirate with residential districts and facilities for hospitality, entertainment, sports, education, and healthcare—all within a walkable, green community.
